A modern luxury villa with an infinity pool and direct access to the sea, in Fontane Bianche, in the Syracuse area. The villa is spread over two floors, full of comforts, and minimalistic architecture for exclusive holidays. 

LAYOUT 

Villa Arianna has a splendid Infinity pool - also heated for the autumn-winter seasons - which overlooks the enchanting bay, which is accessed directly through a private passage. Many coves on the smooth white stone cliff allow you to choose your own space in which to enjoy the colorful colors of the seabed between sand, Posidonia, and rocks. 

The house was rebuilt in compliance with the most recent regulations on energy efficiency with renewable energies deriving from solar thermal, and photovoltaic systems, the use of materials, and systems that favor the containment of energy losses. The villa is also equipped with its water reserves in case of failure of the water network able to give autonomy to all guests 

Ground floor 

On the first floor, there is a living room with an open space kitchen that create a modern space of about 100sqm, completed by a spectacular seafront fireplace to heat the winter days. This level has a modern state-of-the-art air conditioning system, comfortable sofas in front of the windows with a 55-inch satellite TV. The kitchen is equipped with state-of-the-art appliances with a double-door refrigerator, electric oven, induction hob, dishwasher, washer-dryer, microwave, coffee and ice maker, kettle, and other small kitchen appliances. The interiors have been designed with modern furnishings, sofas, and chairs, indoor and outdoor dining tables, kitchen counter with a snack point, to accommodate up to 10 people. 

Outside, another kitchen was built under the shaded veranda, with a table and chairs and various to enjoy the fantastic view of the bay of Fontane Bianche. A half bathroom completes the living area. This level consists of a 40 sqm suite overlooking the garden and the pool. This suite has a private bathroom with a shower, two sommier beds, which can be separated or used as a king-size bed, built-in wardrobes, a 42 "satellite TV, a very modern independent hot and cold air conditioning system, and Wi-Fi. The room is also for disabled. 

First floor 

There are three other suites on this level; the first of 39 sqm, with floor-to-ceiling windows, overlooking a terrace with a splendid view of the sea; the second suite on this level is about 35 sqm, also with a sea view; a fourth one of 45sqm, with an enchanting sea view on two sides, overlooking the south of Sicily, from which on clear days you can glimpse the profile of the extreme head of the island towards the Sicilian channel. 

All rooms are equipped with king-size beds and a private bathroom with shower, 42 ”satellite TV, modern independent hot and cold air conditioning system, wi-fi, and 2 sun loungers. 

The third bedroom on the first floor can also arrange two more people, with built-in wardrobes and a private bathroom with a shower and double sink.
